Last week I had the pleasure of transforming a villa at Ormiston from a muddled space to a stylish home through home staging techniques.  Creating an inviting and aesthetically pleasing interior and exterior is key to not only attracting potential buyers but also securing a sale that exceeds the owners’ expectations.

As a Colour Consultant and Interior Decorator, my journey began with understanding the property’s unique features and how to enhance them.   The living room, with its ample natural light was the perfect canvas.  I chose a palette of understated neutral hues for cushions and throws complemented by gentle bursts of colour in the artwork and accessories to create a serene and polished atmosphere.  I recommended that side tables, glass display cabinets and excess accessories be removed to create a feeling of spaciousness.

In the kitchen the goal was to showcase functionality and modernity, so I limited the accessories to a few key pieces.

The bedrooms were streamlined with the emphasis on luxe and comfort. A plush king-sized bed in the master suite with high quality linens created a feeling of relaxation.

The outdoor areas were not overlooked.  Paths were cleaned, shrubs trimmed, outdoor furniture rearranged to create more space and more efficient usability therefore showcasing additional living space for entertaining.

Staging a home is more than just decoration, it’s about creating a lifestyle that buyers aspire to.  The culmination of this careful styling was a property that stood out in the market. The first open house was a resounding success with the owners receiving multiple offers.  Within three days they had in their possession a signed contract of sale which exceeded their asking price significantly.  This project was a clear demonstration of how effective styling can maximise a home’s sale price to attract a multitude of eager buyers.
